RESIDENTIAL MARKETING PLAN
This marketing plan is a synopsis of the strategies I have developed and found most successful during my many years in real estate. It is not so much that one concept prevails over another; rather, it is the totality of my effort, with all aspects of the plan working in harmony, to facilitate the expected result. Over and above the items described in this plan, your home will be carefully analyzed individually to ascertain any additional promotional ideas that could enhance the marketing.
As a diligent, full-time broker with a successful track record, I have a strong commitment to keep abreast of every aspect of the constantly changing real estate industry. This means I maintain a dynamic profile within the community, accessing all the latest technology and integrating it into my marketing program.
Realizing you have many viable options when selecting a Realtor, I take nothing for granted. My hope is you will find my approach professional and my opinions well reasoned, and as a result, feel comfortable in choosing me to represent you in your real estate activities.
A LEADING ORANGE COUNTY BROKER
Each year since 1990, I have been one of the leading Realtors in Orange County with a sales volume of more than $150,000,000. Very few agents have sold as much in their individual marketing areas. It is my belief you will find my approach innovative and refreshing. I have a master's degree and a Ph.D. from USC and the State University of New York respectively. I am a broker, not merely an agent.

As a full time broker, I am confident in my performance to the point that I shall gladly cancel your listing at anytime should you feel I am not meeting your expectations in marketing your residence. There would be no obligation on your part to North Hills Realty or me.
COLOR FLYERS
Professionally designed color flyers showcasing your home to its best advantage are created during the first week of the listing. These flyers provide a lasting reference of your home to agents and prospective buyers alike. In addition to having flyers at your home, they will also be distributed to all real estate offices and agents who specialize in your area.
YOUR HOME WILL BE ON THE "MULTIPLE LISTING SERVICE"
Your home will be listed on "Tempo", the latest state of the art computer service available to the real estate industry, giving brokers from throughout the United States immediate access to the details about your home. Automatically your home is listed on the Internet as well.

I have my own personal website where potential buyers can see a picture of your home as well as access all the details of the listing. Further, buyers can obtain information about all aspects of Orange County life as well as important detailed information about every school.
NORTH HILLS REALTY CARAVAN
On the first Friday after the listing is taken, I shall host a premiere showing of your home for all North Hills agents, many of whom will have clients looking for a home in your price range.
"TUESDAY" ORANGE/VILLA PARK CARAVAN
If your home is in Orange or Villa Park, it will be placed on the Tuesday caravan as quickly as a reservation is available (18 homes per week is the maximum). Normally two weeks is the maximum wait. This will expose your home to 60-80 of the finest agents in the area.
"WEDNESDAY" TUSTIN/NORTH TUSTIN/SANTA ANA CARAVAN
If your home is in the Tustin/North Tustin/Santa Ana area, it will be placed on the preview sheet (accessible through Stellar 3) the first Wednesday after the listing is taken. I shall host an open house from 10:00 a.m. until 1:00 p.m., allowing agents from all companies to preview your home on behalf of prospective buyers. Additional previews will be held as needed.
OTHER PREVIEW AREAS
Depending upon where your home is located, a broker's preview will be held on the day and time designated for that area.
OPEN HOUSE
With your permission, open houses will be scheduled periodically, as market conditions dictate. Generally, the hours are from 1:00 p.m. to 5:00 p.m. I normally advertise open houses in the Orange County Register.
WEEKLY FULL-PAGE NEWSPAPER ADVERTISING
North Hills Realty places full page ads nearly every Saturday either nearly every Saturday either in the Los Angeles Times or Orange County Register, as well as numerous "scatter ads" in the classified sections of these newspapers. The only exceptions are major holiday weekends.
RELOCATION AFFILIATION
North Hills Realty is a member of RELO, the largest relocation network in the nation. On a continual basis, we are the recipients of referrals to families moving to Orange County.
PREQUALIFIED BUYERS
All potential buyers expressing a serious interest in your home will be pre-qualified by a recognized lender, thus ensuring their ability to purchase.
REGULAR COMMUNICATION AND FEEDBACK
You will be contacted weekly (and perhaps more often as activity dictates) to discuss the progress in marketing your home. I shall also keep you informed of scheduled events and feedback from agents who have shown your home to their clients. Since I am unable to visit your home everyday, I ask you notify me of any showings so that I can follow up with those agents.
