The Hidden Gems in the Heart of Orange County

For generations, families have been returning to the hills of Tustin and North Tustin to raise their families and enjoy the Southern California lifestyle in homes which blend classic, modern & Mediterranean architecture. Just 20 minutes from the beach and not more than an hour from greater Los Angeles, Tustin and the surrounding communities of Lemon Heights, Cowan Heights, and Tustin Ranch offer residents both the convenience of big city living and the ease of small town life. For this reason, it's not uncommon to see generations of the same family and friends come together at our award winning schools or celebrate the time-honored tradition of "Tustin Tiller Days" on the streets of Old Town Tustin, where many of the homes and buildings date back to the 1880s. Peters Canyon, Irvine Park, and Santiago Canyon allow residents to soak up the beauty of the surrounding mountains.

Tustin

The architecture you’ll find in Tustin blends classic, traditional, and custom. Most of the homes were built in the 1960’s with the exception of those established by some of the town’s earliest families - several of which sit prominently on Main Street and Prospect Avenue. Distinguished historic homes are unique to the heart of town, warmly regarded as Old Town Tustin. Those who live here appreciate both it’s history and revitalization. Tustin Meadows and Pepper Tree are two planned communities with parks and recreational activities. All are within walking distance to excellent schools including Tustin High School, Columbus Tustin Intermediate, and Guinn Foss, CE UTT Elementaries, and Tustin Memorial Academy. Enderle Center is a quaint shopping and dining destination that is home to famed Zov’s Bistro as well as host to annual car shows and a time-honored Holiday Open House. Tustin is a draw for commuters, conveniently located off the 5 and 55 freeways.

North Tustin

Tucked among the foothills, North Tustin spans from La Colina (North) through the hills that bridge Cowan Heights and Lemon Heights. Mixed in with popular neighborhoods reminiscent of East Coast tradition such as St. Hubert Wood and Racquet Hill, you’ll find grand properties in developments such as Barrett Hill and the gated community of Belle Rive. No matter what your lifestyle demands, there is something wonderful and welcoming about North Tustin - where tree lined streets, manicured lawns, and classic architecture reflect community pride wherever you go. Within the boundaries of Foothill High School and Hewes Intermediate School, there are several award winning elementary schools - Arroyo, Loma Vista, and Red Hill.

Tustin Ranch

Tustin Ranch is historically part of the Irvine Ranch. Established in 1986, it’s comprised of 7,000 residential units from gated golf course and estate homes to apartments and townhomes. Tustin Ranch Estates, Emerson Estates and Cameo Woods are home to some of the grandest gated estates in the county. To the golfer’s delight, many of the communities within Tustin Ranch surround the Tustin Ranch Golf Course, an 18 hole championship level course named Orange County’s Finest Golf Course. The course is dotted with several man-made lakes and meanders through the foothills of many neighborhoods. Several recreation parks and youth sports fields complete this beautifully realized community conveniently located within close proximity to the shops and restaurants of Tustin Marketplace and The District, as well as freeways and toll roads. Tustin Ranch is within the boundaries of Tustin Unified schools, including Beckman High School, Pioneer Middle School, and Peters Canyon, Ladera, and Tustin Ranch Elementaries.
